I looked at 23 different neighborhoods in our metro area and identified the fastest selling areas and the ones that lag. Consider "lag" a relative term because Louisville is still a seller's market.
In six neighborhoods more than 50% of the properties sold in less than two weeks. Of course they didn't close that fast. That's how fast they went under contract.
Four neighborhoods saw a significant percentage, 10% or more, of its inventory sit on the market for more than 180 days.
