Inventory: In the Louisville KY MLS there are 434 new listings in the past 7 days bringing the total number of listings to 3,152 properties. Inventory this time last year was about 3,450 properties.

Sales Volume: Sales volume is down about 10% YTD. This January 943 units were sold compared to 1,038 units sold in January of 2018.

Marketing Times: The average days-on-market fluctuated throughout the year but it ended up about where we started. Last February it was about 70 days and at the end of this January it was 68 days.

Median Home Price: The median unit price by the end of February 2018 was $168,000. Prices peaked by the end of July at $195,000 and but the year ended on a softer market at $175,000 by the end of this January. Overall a pretty typical 4% appreciation for slow and steady Louisville.
